Is there an application fee?
Application fee of $75, joint application fee of $85, with which we will process your application. Head of household must be at least age 55. You will have a security deposit in the amount of one month’s rent payable in cash and/or bond. You are required to have a renter’s insurance and to provide Management with a copy of your insurance certificate.
What are your fees and monthly charges?
Rent, electricity, and internet/TV/phone service should you choose to subscribe. Resident is required to pay and maintain Renter's Insurance for the duration of the lease period.
What are the income and credit qualifications?
Applicant(s) household income must be equal to or greater than 3 times monthly rent.
Applicant(s) must have good credit established with 50% or better positive credit overall or be willing to pay first and last month’s rent in advance by Certified Funds. If your credit is less than 25% positive, the application will be denied.
What is acceptable proof of income to sign a lease?
Applicant(s) must have verifiable employment and income and a check stub must be provided as proof of income. If collecting Social Security or Disability, applicants are required to provide the relevant certificates.
What happens if I qualify for an apartment, but my roommate does not?
Applicants are admitted according to our Leasing Policy and judged on a case-by-case basis.
Is my security deposit totally refundable?
Yes. When the resident moves out, we will do a move-out inspection and if there is no damage or deviation from the move-in inspection, or rent owed, we will return 100% of the security deposit.
If I get a job transfer, can I break the lease?
Yes. The resident will agree to pay a lease termination fee of 2 months.
Can I change to a month-to-month lease plan after my first year?
No. All leases are for a 12-month period.
What utilities are included in my lease?
Water, sewer, and garbage pickup are inlcuded.
Do you accept leases for short terms?
No.
How long is the term of the lease?
Lease terms are 12-months.
Do you offer furnished apartments?
No.
Do you offer corporate apartments?
No.
When is my rent payment due?
Our lease agreement states rent is due on the first day of each month.
What day of the month am I liable for a late charge?
If you have not paid your rent on time, North Carolina law permits a late fee charge.
Will you accept electronic payments from my bank?
Yes. Residents may pay rent through the Residence at Northgate website from a bank account, credit card, debit card, or cash through an appropriate service.
Is there a place where I can pay my rent after office hours?
Residents who pay rent online through the community website may pay rent anytime according to the lease agreement.
There is a person who might be staying with me for a while, is that permitted?
A resident may host a guest no more than 5 nights per month. Otherwise, the guest must apply for admission through the normal process. All occupants of the apartment must be on the application and least.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes. If children are occupants more than 5 days per month, the resident must submit an application for children. All occupants of the apartment must be on the application and least.
Can I install my satellite dish at my apartment?
No.
